LOOKS CAN BE DECEIVING: Is a picture worth 1000 words?

In today's world, where visuals have taken over our lives, the expression "A picture is worth a thousand words" has never been more relevant. The power of a good photograph can convey emotions, tell a story, and even sell a product or service. But when it comes to buying a home, is a picture really worth a thousand words?

Recently, we had an experience where a buyer was interested in a home based on the photographs they saw on realtor.ca. The pictures showed a beautifully staged and modern home, with perfect editing that made it look even more appealing. However, when we attended the open house, we were in for a surprise. The carpet was torn, the paint job was botched in an attempt to cover up the popcorn ceiling, and the trim was old and needed replacing. It was clear that the photographs did not reveal the true state of the home.

This experience highlights the importance of not relying solely on photographs when purchasing a home. While a good photograph can entice a potential buyer, it can also be deceiving. A buyer should view the home, and critically assess any imperfections that may not be visible in photographs.

Here are just a few tips to consider when viewing a property:


- First, book a private tour with an agent, so you can take your time to walk through the house. Real estate agents have the expertise and experience to identify potential issues in a home that may not be immediately apparent to an untrained eye. They can also help you understand the cost and time involved in fixing imperfections.


- Attend an open house, but note it can be challenging if it's a popular property and many people are also viewing it at the same time. Another option is to bring your own agent to the open house.


- Don't be distracted by staging! While staging is a great tool to help sell a home, it can also conceal imperfections. If an area rug is under a bed in a carpeted room, maybe they are trying to make it cozy, or maybe they are trying to conceal an old and dingey carpet.


- Painting is the easiest way to spruce up your home, and neutral paint will appeal to the masses of buyers. Look closely at the paint - does it look like one thin layer and patchy? That means you're going to need to paint again or hire someone. It may not be a big cost, but you may want to ask the Seller for the paint colour.


- Bathrooms are easily tidied-up with new linens, a shower curtain, candles and decor. Look beyond this decor (it's not staying) - what is the state of the vanity, bathroom and toilet?

In conclusion, while a picture may be worth a thousand words, it's important to remember that it doesn't always reveal the true condition of a home. When considering buying a property, it's crucial to view it in person and critically assess any imperfections that may exist. By doing so, you can avoid being deceived by polished photographs and make an informed decision about whether a particular property is a right fit for you.
